Hybrid Parking Garages delivers Employee Parking for Saint Anne’s Hospital expansion in Fall River, MA.

 

FALL RIVER, MA… Hybrid Parking Garages has begun delivery of a multi-story employee parking garage at Saint Anne’s Hospital in Fall River in cooperation with Suffolk Construction, First Bristol Corporation and SBA.  In order for Saint Anne’s Hospital to rapidly expand its current services to patrons, the existing employee parking had to be relocated quickly, as did site enabling, to allow for construction of the new hospital services additions adjacent to the existing hospital.  Hybrid was selected to provide a variety of both parking and construction services to facilitate the delivery of a multi-storied garage rapidly within the owner’s limited parking budget.   Hybrid’s tailored and collaborative approach to parking delivery achieves optimal value according to each client’s unique needs, budget, challenges and use. 

The task assigned to the team was to provide Saint Anne’s Hospital with an affordable, efficient, durable and fast track design/build solution for a multi-storied employee garage on a tight urban site.  Working in tandem with the owner’s agent (First Bristol Corporation), the general contractor (Suffolk Construction Company) and the campus architect (SBA), our team was able to conceive, develop, design, permit and deliver the new garage seamlessly from conception to turnover.  Working together, from the earliest stages of project conception, enabled all team members to easily remain focused on completely achieving the owner’s objectives of durability, speed and affordability.

Saint Anne’s Hospital construction program involves the building of a new entrance on Middle Street which gives emergency walk-in patients and families direct access to all emergency services.  The current work increases two-fold the emergency room capacity of Saint Anne’s by providing 27 treatment rooms or areas, including 23 private treatment rooms, and  two trauma/cardiac treatment areas.  Saint Anne’s Hospital is a member of Steward Health Care which has announced the opening of several new components of its Emergency Department-Operating Room project.  The final phases of the construction will follow concurrently after the garage is complete.

Saint Anne’s Hospital is a community hospital with comprehensive inpatient, outpatient, and emergency care services, serving adults and children in southeastern Massachusetts and nearby Rhode Island. Founded in 1906 by the Dominican Sisters of the Presentation, Saint Anne's Hospital is a member of Steward Health Care, the largest fully integrated community care organization in New England.

In this blog I have provided a link to Matt Stevens summation of the key concepts of this book down into an eight page summation of how the principles of the book apply to the construction industry.

Shouldn't companies with the greatest value to offer the client/market/each other be the ones to reach the tipping point?  Is this terrible recession the "BIG EVENT" that finally alters our industry, at it's core, and returns it to one of value vs. a conglomeration of the cheapest price. 

Is the future of construction true collaboration and a desire to have the best team on a project vs. the lowest spead sheet estimate (based on incomplete drawings and thinking)? 

The new world of construction is all about addressing the new economy and risk.  An industry of value for all vs. outsourcing risk for perceived value (estimated price).  Having the horsepower on the team to get the job done, done right and on budget is what is demanded by owners.  Owners will not and should not be expected accept the "additional risks" associated with a group of disparate bidders that have both the lowest price and lowest overall value for the project.

We have all seen, too clearly, how the financial industry created math formulas (spread sheets) of NO VALUE that no one understood except the people who created them.  What cost and effect did that misguided and FLAWED approach to financial instruments have on our society?  Are you telling me that grown ups don't understand that doing math without understanding the math is a mistake of monumental proportions? 

It is time for the mysterious math and the blind belief in the validity of spread sheets to no longer be the sole nexus of the decision making process in construction.  The spread sheet needs to be religated to be the tool it was intended to be to set a realistic expectation of cost, an estimate is an estimate (not a cost) and a bid is not a promise but an offer (order of magnitude) based on incomplete information.

Who will the market embrace? The defenders of the low bid? or the critical thinkers.

Who will emerge as the leader in value? low price? or real value.

What does a parking garage do to YOUR Proforma and to YOUR development cost?

Materials prices are on the rise and commodity prices continue to be volatile with limited supplies, stockpiling, and investment firms/hedge funds buying up finished goods to protect yield.

Couple this reality with the continued instability/volatility of the construction industry and you have a perfect storm of "more risk" that some how needs to be qualified for YOUR successful proforma.
